What is DocReviewIQ?
DocReviewIQ is an AI powered tool for real estate agents that reads home inspection report PDFs and produces color coded defect summaries, plain language explanations, and branded repair request documents. It was built by people who have worked in the home inspection and construction industry since 2006.
How does the AI summarize a home inspection report?
You upload the inspection PDF, and the AI extracts every finding, classifies each one by severity (safety hazard, major defect, repair recommended, or monitor and maintain), and writes a plain language explanation of what it is, why it matters, and the sensible next step. It also surfaces what buyers usually miss: the inspector's stated limitations (areas that could not be inspected), items flagged for further evaluation by a specialist, and useful informational details like system ages and shutoff locations. The engine validates that the document matches the report type you selected before generating anything.
Does the AI summary replace the inspection report?
No. The summary is a communication aid, not a substitute for the original report or the licensed inspector's findings. Every document and email carries a report specific disclaimer, and nothing is sent to a client until you confirm you have reviewed it.
What types of inspection reports does DocReviewIQ support?
Home inspection reports at launch. The engine is built to add report types over time, including mold, radon, water testing, sewer scope, septic, WDO and termite, chimney, roof, structural, asbestos, lead paint, pool and spa, oil tank, and wind mitigation. Each type gets its own AI prompt, output format, and disclaimer.
How long does it take to process a report?
Minutes, even for reports of 60 pages or more. Every report shows a clear status while it works: uploaded, processing, ready, reviewed, sent. If a parse fails you get a clear error and a reason, never an endless spinner.
Can I send the summary directly to my buyer?
Yes, by email, after you confirm you have reviewed the report. Auto send is off by default and every delivery requires your explicit confirmation. Buyers do not need an account; they receive branded PDFs by email, including the full package at closing when you confirm the handoff.
Will the documents carry my branding?
Yes. Upload your logo and company information once, and every summary, repair request, and client email carries your branding alongside the report disclaimer.
What if the AI gets something wrong?
You are always the professional in the loop. The workflow requires you to review every summary before anything is sent, mismatched uploads are flagged before generation, and every document links back to the original report, which remains the authoritative record.
How much does DocReviewIQ cost?
Agent Pro is a monthly subscription with a 30 day free trial, with a discount for annual billing. Brokerage and team plans are coming, and consumer pay per report pricing follows in a later phase. See the pricing page for current numbers.
What happens to my data if I cancel?
You get a 30 day grace period with full access to export or change your mind, then your account locks but all property and report data is preserved for 12 months. Only after that window, and after a warning email, is data permanently deleted. Resubscribe any time before then and everything is restored exactly as you left it.
Can my whole brokerage or team use one account?
Multi seat brokerage and team accounts are on the roadmap and the account model is already built for them. At launch, each agent has an individual subscription. Register interest on the contact page and we will notify you when team plans open.
Is my clients' information secure?
Reports and client details are stored under your account and are not shared with other users. Records are kept under each property with manual delete only, so nothing disappears mid transaction, and communication with buyers happens only when you trigger it.
